Rent Collection & Payments

How does rent collection work in Tenura?+

Tenura uses Stripe Connect to process rent payments. Each landlord connects their own Stripe Express account, and tenants pay via ACH bank transfer or credit/debit card. Payments are processed securely by Stripe — Tenura never handles raw payment credentials.

Once a tenant adds their payment method, rent can be collected automatically on a schedule you set, or manually triggered from your dashboard.

What payment methods can tenants use?+
  • ACH bank transfer — lower fees, 3–5 business day processing
  • Credit or debit card — faster for the tenant, slightly higher processing fee

Available methods depend on your Stripe Connect configuration.

How long does it take to receive my rent payout?+

After a tenant payment clears:

  • ACH: 3–5 business days to your connected bank account
  • Card payments: 2–7 business days

New Stripe accounts may have their first payout held for up to 7 days — this is a standard Stripe security measure and resolves automatically. Your payout schedule (daily, weekly, or monthly) is configured in your Stripe Express dashboard.

What is ACH micro-deposit verification?+

When a tenant adds a bank account via ACH, Stripe sends two small deposits (under $1 each) to verify the account is valid. The tenant must confirm these amounts in Tenura before rent can be collected.

This process takes 2–3 business days depending on the tenant's bank. Have your tenant set up their payment method at least 5 days before rent is due to avoid delays.

What happens if a tenant's rent payment fails?+

A failed payment typically means insufficient funds, changed payment details (expired card, closed account), or the tenant's bank blocked the transaction.

Tenura will notify you of the failure. You can ask the tenant to retry with a corrected or alternative payment method. If failures persist, contact support and we'll check the Stripe Connect logs.

How do I connect my bank account to receive rent payouts?+

Connect your bank during Stripe Express onboarding:

  1. Go to Settings → Stripe Account → Connect Stripe
  2. Complete the Stripe Express setup (takes ~5 minutes)
  3. Enter your bank account routing and account number
  4. Payouts will go to this account on your configured schedule

Update your bank account anytime from Settings → Stripe Account → Manage Stripe Account.

Property & Lease Management

How do I set up my first property and tenant?+
  1. Add a property: Dashboard → Add Property → fill in address, rent amount, and lease dates
  2. Connect Stripe: Settings → Stripe Account → Connect Stripe (required to collect rent)
  3. Invite your tenant: Open the property → Tenants → Invite Tenant → enter their name and email
  4. Tenant sets up payment: They'll receive an email to add their payment method

Allow 2–3 days for ACH verification if your tenant uses a bank account.

Can I manage multiple properties?+

Yes. Tenura is designed for landlords managing 1 to 20+ units. Each property is managed independently — you can have different tenants, rent amounts, lease dates, and payout schedules per property.

How does lease renewal automation work?+

Tenura automatically sends you email reminders at 90 days, 60 days, and 30 days before a tenant's lease end date. This gives you time to plan a renewal conversation before you're under pressure.

Alerts are sent to the email address on your Tenura account. Tenants do not receive these alerts — the communication with your tenant is left to you.

How do I upload lease documents?+

Open a tenant's profile → Documents → Upload Lease. Tenura accepts PDF and image files up to 10MB per file. For larger PDFs, compress them first or split them into multiple uploads.

Maintenance Requests

How does the maintenance request portal work?+

Tenants log into their Tenura account and submit maintenance requests through the portal. Each request includes a description, urgency level (routine, urgent, emergency), and an option to attach photos.

You receive an email notification immediately and can view, prioritize, and update the request status from your dashboard.

How do I enable the maintenance portal for a property?+

Go to the property in your dashboard → Settings → Enable Maintenance Portal. Once enabled, tenants with active accounts for that property will see the "Submit Request" option when they log in.

A tenant submitted a request but I don't see it — what's wrong?+
  1. Refresh your dashboard
  2. Confirm the maintenance portal is enabled for that property
  3. Verify the tenant has an active invite link and has logged in
  4. Ask the tenant to confirm they saw a "Request Submitted" confirmation message

If the tenant confirmed submission and it still doesn't appear, contact support with the tenant's name and submission time.

Tenant Portal

Can tenants access Tenura on mobile?+

Yes. The Tenura tenant portal is mobile-friendly and works in any modern mobile browser (Chrome, Safari, Firefox). Tenants can submit maintenance requests, view payment history, and check their lease details from a phone or tablet.

A dedicated mobile app for tenants is on our product roadmap.

How do I add or remove a tenant from a property?+

To add a tenant: Open the property → Tenants → Invite Tenant → enter name and email.

To remove a tenant: Open the property → Tenants → select the tenant → End Tenancy. Rent collection stops immediately and the tenant's access is revoked.

Billing & Plans

How is Tenura priced?+

Tenura's pricing tiers are based on the number of units you manage. To see current pricing, visit the Tenura pricing page or go to Settings → Billing in your dashboard.

How do I cancel my subscription?+

Go to Settings → Billing → Cancel Subscription and confirm. Your access continues through the end of the current billing period. Tenura does not issue refunds for unused partial months.

After cancellation, your data is retained for 90 days. Download your rent ledger and lease documents before access ends.

Security & Privacy

Is my data secure?+

Yes. All data is encrypted in transit (TLS) and at rest. Stripe handles all payment credentials under PCI-DSS compliance — Tenura never stores raw card numbers or bank account details. Lease documents are stored in a private, access-controlled environment.

How does Stripe Connect protect payment data?+

Tenura uses Stripe Connect to process all payments. Stripe is PCI-DSS Level 1 certified — the highest level of payment security. Neither Tenura nor your tenants' card or bank data passes through Tenura's servers. We only store references to Stripe customer IDs to manage your billing relationship.

What happens to my data if I cancel?+

Your data (properties, tenants, rent history, lease documents) is retained for 90 days after cancellation, then permanently deleted. During those 90 days, you can export your rent ledger and download your lease documents from the dashboard.

For early data deletion, contact support and we'll process it within 72 hours.

Troubleshooting

I didn't receive a lease renewal alert — what should I check?+
  1. Verify the lease end date is correct in the tenant's profile
  2. Check your email's spam or promotions folder
  3. Confirm your account email address is correct in Settings → Account
  4. Check whether the alert would have already passed — if your lease ends in 25 days, the 30-day and earlier alerts have already been sent
Will Tenura generate an IRS Schedule E report?+

IRS Schedule E export is currently in development and not yet available. In the meantime, you can export your rent ledger from the dashboard, which includes all rent transactions by property and tenant as source data for your Schedule E filing.
